The area was selected by our company P. Kimonas Developments Ltd with great attention in order to offer its future residents a comfortable and functional place to live in a peaceful area of Nicosia. A metallic security main entrance door will be installed, which will be lined with wood, 20cm thick, and equipped with a 3 point locking system and 8 security pins. The doors consist of steel sheet on the interior and the outer wooden lining is manufactured with computerised sculpture.
The kitchens in each flat are imported. The frames of the kitchen counters consist of 18mm MDF melamine board. The cabinet doors are manufactured from 18mm MDF and on all edges, an aluminium frame of 2mm thickness is installed for protection against damage. All kitchens are equipped with stainless steel cabinet door guides featuring a slow closure system. All kitchen drawers feature BLUM mechanisms of Austrian origin, utilized in all premium kitchen installations. The said kitchen drawer mechanisms feature a slow closure system that prevents the slamming of drawers. The door frame is 220cm tall and is manufactured exclusively of aluminium 2mm and 3mm thick, whilst the internal side is lined with a 9mm board of the same colour as the wardrobe frame. The wardrobe features sliding doors on aluminum guides mounted to the bottom and the top of the wardrobe frame respectively. Each sliding door is equipped with 2 stainless steel rollers which facilitate smooth operation. The upper part of the wardrobe is divided in 2 opening doors of 40cm each, which are equipped with aluminium pull handles.

All electrical installations will be made according to the architectural plans and according to the current regulations of the EAC. Each flat will feature power outlets at predetermined points and according to the plans and the electrical system load of each flat. Each flat will be equipped with a video door entry system. The roof will be coated with concrete for the creation of slopes towards the gutters. Moreover, the roof shall be waterproofed with bituminous membrane 4mm with reflecting paint (silver paint).
The paving, entrance corridor and parking lot, will be made of stamped concrete. For every apartment there shall be a separate parking space as specified in the architectural plans. (The number of the apartment will be indicated) and one storage.
All internal walls of the buildings shall receive three layers of emulsion paint.The external spaces shall receive decorating coatings (texture waterproof coating).
The roof will be made of concrete.

*If the buyer decide (if is possible) to buy any of the above mentioned from another supplier, then the amount to be returned to the buyer will be 20% less of the amount of the corporate items from our company. In case of purchase from other suppliers, this movement should not cost any delay of the procedure of work of the company
All the above constitute the specifications, materials and unit prices which are provided for the construction of the buildings. In the event that the buyer wishes to have any modifications or change of materials, these must be previously agreed in writing. Within 30 days from the day of the signed contracts. Any changes asked after the 30 days will not be acceptable. Any demolitions that might be requested with regard to the existing construction shall be agreed in writing and priced in advance. The buyers do not have the right to modify the external appearance of the construction, and they are not entitled to any extension on the construction that might exceed the area in square meters which is provided by the prevailing town-planning regulations.
In the event that the buyer requests a provision to be made for storage heating or alarm system, our company undertakes the study and installation, for which a special agreement shall take place (provided that such installation is feasible).
