The location in Lakatamia, where the buildings are to be erected, belongs to the parish of Ayios Nicolaos in Spartakos Street, a developing area within a peaceful environment, free
from noise and pollution. It is a young and upgraded area, where everybody wishes to move in its newly built buildings, which offer all comforts, away from noise and other disturbances. In addition, this area is suitable, not only for residence, but also for possible investment with great potentials.

The area, where the buildings of the company P. Kimonas Developments Ltd will be erected, is of particular interest, since parallel to the erection, modern roads will be constructed, while the architectural plans of the buildings provide for all the apartments all modern comforts and functionality.

All internal surfaces of the masonry shall be plastered and painted with emulsion paint.

The entrance of the buildings up to the elevator and the staircase shall be tiled with ceramics.
Ceramic floor of excellent quality shall be placed, the buyers having the right of selection. Ceramic tiles shall be placed in the ground floor, living room, corridors; their purchase price is CYP8,00/sqmdepending on the desired skirting.
The floors of all porches shall be made of ceramic tiles of excellent quality. Their purchase price is CYP8,00/sqm.
Ceramic floors for CYP8,00/sqm. The kitchen bench tops shall be of granite, CYP40,00 per sqm. Handles of excellent quality.
The kitchen walls will be coated with ceramic tiles as per the architectural plans.
All bedrooms shall be furnished with laminated floors.
All bathrooms, shower-rooms, toilet-rooms will be equipped with ceramic floor; purchase price: CYP8,00/sqm.
The internal walls of the bathrooms, shower-rooms and toilet-rooms shall be coated with ceramic tiles of excellent quality up to the level of the lintels at 2,20m.
Sanitary units and fittings will be in accordance with the drawings. All sanitary units will be of white colour and high quality. There are specific shops for Sanitary Equipment with a variety of products which are based on our specifications, among which the buyer is entitled to choose. The kitchen sink shall be made of stainless steel with one or two basins according to the spa available and according to the buyer’s selection.
The front door (main entrance) shall be manufactured according to the specifications of the Fire Department with beech coating. Security lock CYP 20,00 and door handle of excellent quality. The interior doors will be coated with beech or oak according to the buyer’s selection.
Sliding windows MU 3200. Folding or sliding balcony doors made of excellent quality aluminums and double glazing.
Pipes for warm and cold water, as well as solar water heaters and central pressure systems shall be installed for all the apartments.
Split units for warm and cold air shall be installed (provision & installation).
All electrical installations shall comply with the architectural plans and in accordance with all regulations of the Electricity Authority of Cyprus. There shall be specified supply terminals of energy as per the architectural plans and the corresponding power load. Monitors shall be installed and there shall be provision for alarm systems for all apartments. In addition, the following shall be included:
Provision for electric stove, washing machine, dishwasher. The power supply to be provided shall be the appropriate to cover the needs of the given construction.
Telephone points, as well as a central TV system shall be installed in all bedrooms, in the kitchen and living room.
The staircase doors shall comply with the regulations of the Fire Department. There will be provision for surveillance systems and intercoms at the entrance of each building, which shall be connected to all apartments.
The elevators shall be of modern specifications and comply with the regulations of the Town Planning Authority.
The roof shall be coated with concrete or aerated concrete for the creation of slopes towards the gutters. Moreover, the roof shall be waterproofed with bituminous membrane 4mm with reflecting paint (silver paint).
The paving, entrance corridor and parking lot, will be made of stamped concrete.
For every apartment there shall be a separate covered storage and parking space as specified in the architectural plans. (The number of the apartment will be indicated).
All internal walls of the buildings shall receive three layers of emulsion paint. The external spaces shall receive decorating coatings (texture waterproof coating).
The roof will be made of concrete.

All the above constitute the specifications, materials and unit prices which are provided for the construction of the buildings.
In the event that the buyer wishes to have any modifications or change of materials, these must be previously agreed in writing. Any demolitions that might be requested with regard to the existing construction, shall be agreed in writing and priced in advance. The buyers do not have the right to modify the external appearance of the construction, and they are not entitled to any extension on the construction that might exceed the area in square meters which is provided by the prevailing town-planning regulations.
In the event that the buyer requests a provision to be made for storage heating or alarm system, our company undertakes the study and installation, for which a special agreement shall take place (provided that such installation is feasible).
